These Terms of Service govern your use of the Cardinal & Oak website and the services we offer. By using our website or submitting information to us, you agree to these terms. If you don't agree, please don't use the site or submit an inquiry.
Who we are
Cardinal & Oak is a trade name of 1Financial Holding LLC, a Connecticut limited liability company. We operate as a real-estate wholesaler as that term is defined under Connecticut Public Act 25-168. This means we contract to purchase residential property and, in the ordinary course of our business, assign those contracts to qualified cash buyers who take title and close.
Use of the website
You may use our website to learn about our services and submit an inquiry about your property. You may not use the site to transmit malicious code, attempt to access information that isn't yours, scrape content at scale, or otherwise interfere with its operation.
Our purchase contracts
If we write a purchase contract with you, that contract — not this website — governs the transaction. Every Cardinal & Oak purchase contract will include, at minimum:
- Disclosure of our role as a real-estate wholesaler.
- The end buyer's identity — the legal entity that will take title at closing.
- Our assignment fee, stated in dollars.
- Your three-business-day cancellation right, as required under Connecticut Public Act 25-168 (effective July 1, 2026). You may cancel the contract for any reason during this window without penalty.
- A closing date no later than 90 days after signing, the statutory maximum under PA 25-168.
- A licensed Connecticut real-estate attorney handling the closing, as state law requires.
We encourage you to have the contract reviewed by your own attorney before signing. We will provide a reasonable window for that review.
No obligation from inquiry
Submitting an inquiry or requesting a contract does not obligate you to sell your home. You have no legal commitment to us unless and until you sign a purchase contract. Even after signing, you retain the three-business-day cancellation right described above.
Fair housing

Electronic communications
By submitting our intake form, you consent to be contacted by phone, text, or email about your property. Consent is not a condition of any transaction. Message and data rates may apply. You may withdraw consent at any time — reply STOP to any text, ask to be removed from our list, or email us.
Intellectual property
All content on this website — text, graphics, logos, and the Cardinal & Oak name and compass mark — is owned by 1Financial Holding LLC and protected by copyright and trademark law. You may not reproduce or use any of it for commercial purposes without written permission.
Limitation of liability
The website is provided "as is." We make reasonable efforts to keep information current and accurate but make no guarantees. Cardinal & Oak is not liable for indirect, incidental, or consequential damages arising from use of the website. This limitation does not apply to fraud, willful misconduct, or violations of Connecticut consumer-protection law.
Governing law
These Terms are governed by the laws of the State of Connecticut. Any dispute will be resolved in the courts of Connecticut. If any provision of these Terms is held unenforceable, the rest remains in effect.
Changes to these terms
We may update these Terms from time to time. The "last updated" date reflects the most recent revision. Material changes will be posted on our homepage for at least thirty days.
